- Arbor Day community volunteer participation and appreciation

## III. Property Updates and Maintenance Report
**Presenter:** Kate
- Common area maintenance summary
- Fence condition assessment and board inspection results
- Landscape and irrigation system status

## IV. Financial Report and 2025 Budget Review
**Presenter:** Kate
- 2025 budget performance overview
- Water cost analysis and conservation measures
- Year-end financial projection
- Savings achieved in other budget categories

## V. 2026 Budget Discussion and Dues Proposal
**Presenter:** Kate
- Projected 2026 expenses and water rate increases
- Recommendation for $10/house annual dues increase

## VI. Fence Funding Strategy Decision
**Presenter:** Ray
- Overview of fence conditions and future replacement needs
- **Community Decision Required:** Choose between two funding approaches:
  1. **Special Assessment Option:** Address replacement when needed via 2/3 community vote
  2. **Reserve Fund Option:** Amend CC&Rs to create protected fund, raise dues to build reserves
- Community discussion and decision

### A. 2026 Board Structure Overview

**President**
- Promote resident's health, safety, and welfare
- Ensure that community property is maintained and preserved via the Board
- Dispute resolution among residents
- Define and implement operating principles - currently: Simplicity, transparency, frugality
- Assign roles and responsibilities to board members
- Enforce covenants to protect property values and desirability
- Run community and board meetings
- Deliver annual financial/operational report

**VP & Treasurer**
- Performs President's function in his absence
- Annual budgeting
- Bookkeeping and reporting
- Accounts payable
- Accounts receivable
- Bank account management

**Secretary**
- Communicate with residents about meetings and events
- Meeting minutes for all board and community meetings
- Maintain resident directory

**Landscaping & Architecture**
- Coordinates volunteer events for community upkeep
- Vendor management
- Budget management
- Review submissions from residents

**Board Member**
- Fill in for absent Board Member(s) if duties aren't being fulfilled
- Cast tie breaking vote

### B. Board Member Nominations and Elections
- Some Current board members willing to continue in same roles
- **Open Position:** Landscaping & Architecture Director
- Nominations from the floor
- Voting for all board positions

## VIII. Community Engagement and Volunteer Opportunities

- Request for community events coordinator volunteer
- Potential 2026 events: annual yard sale, movie nights, Easter egg hunt, summer barbecue

Community work day - May 17 2025

Fellow HOA residents!

Your annual opportunity to contribute to the community and to help keep our HOA fees as low as possible is coming on May 17th at 10am.

If you'd like to help, please meet us at the front of the common area (west side of the big grassy field) nearest to the entrance of Bonita Hills. We'll review what needs to be done and assign work accordingly.

Feel free to bring kids along, everyone is welcomed and encouraged to participate in community upkeep.

Pursuant to the by-laws, Homeowners Association Dues for fiscal year 2024, will be at the rate as established at Homeowners meeting of $450.00.  Payment is due by Feb 28th, 2024

·         Pay by check to Bonita Hills Homeowners Association, and send your payment to:

The increase is due to rising costs:

1.       An expected water cost of 8%

2.       Landscape mowing increase of $360/year

3.       Fertilization and weed control increase of $495

4.       Miscellaneous increases of postage and maintenance of $210

Common Area Etiquette 

The Front Common Area is a great place to gather and play. Please be respectful of homes that back right up to the area.
The Back Common are is a path system in a desert landscape.  No motorized vehicles are allowed.

Asking for any volunteers to help.  Come to the front common area, 10a-2p. Bring gloves and a shovel.
